To identify profitable markets, consider supply & demand. 

When looking @ DEMAND, look for:
     -Job growth
     -Population growth (census.gov or bea.gov)
     -Decent quality of life (subjective)
     -Wealth coming into the areas (new Toyota plant)

When looking @ SUPPLY,  look for:
     -New construction (more or less than population growth)
     -Higher rents, lower vacancies
     -Less available land better for future appreciation (land investments)
